Prices shot up fast in 2020 and 2021 when interest rates were very low and lots of people wanted to buy. Since then, rates went up, the market slowed a bit, and buyers now have more time to think before making an offer.

Key Takeaways
When Prices Exploded (2020–2021)
In 2020 and 2021, almost everyone wanted to buy a home at the same time. Interest rates from the bank were very low, which made borrowing cheap. There weren't enough homes for sale, so buyers competed against each other and prices shot up fast. Homes were selling in as little as 5 days.
When Things Slowed Down (2022–2023)
The Bank of Canada raised interest rates to bring down the cost of everyday goods. This made mortgages more expensive, so fewer people could afford to buy. Sales dropped, prices came down a little, and homes started taking 30–40 days to sell instead of just a few. Buyers had breathing room again.
Spring Is Always the Busiest Time
No matter what year it is, May is almost always the busiest month for Ottawa townhome sales. Spring in general (March through May) is when most people choose to buy or sell. If you're thinking of listing, spring gives you the best shot at a quick sale and a strong price.
What's Happening Right Now
So far in 2026, about 298 townhomes have sold in January and February, with an average price around $613,000. Homes are taking 36 to 45 days to sell — a bit longer than recent years. That's fairly normal for winter. We'll know a lot more once spring arrives.
